After years of controversy, experts now believe they were originally invented in Yorkshire. They were developed there to keep out wet weather while permitting air to circulate by leaving a narrow opening, and were also protected from rot and distortion by being closed in a box.

There were both functional and aesthetic advantages to sash windows, and many people chose to replace their old windows with them, while they were also popular in newly built homes. During the mid 18th century the introduction of the window tax caused many windows to be removed.During the Georgian era, sash windows became what they are today, with the development of the two moving sashes. Glass remained expensive and was marked with large bull’s eye patterns in the center of each pane due to the way it was made. As better methods of making large panes were found, windows with six panels in each sash appeared, becoming characteristic of the Georgian sash window. They became a key part of Regency architecture.

Sash windows continued to be popular during the reign of Queen Victoria, although carved and molded decorations were commonly added to them. Gradated windows, diminishing in size with the height of the building, and large bay windows are characteristic of this period. Sashes with four panes of glass are another mark of the Victorian window. While the absence of glazing bars was originally a status symbol, many people put in windows that imitated older styles once sheet glass had become cheaper and more commonly used during the late 19th century.

Despite their popularity at the start of the 20th century, sash windows have become less common during the last hundred years, with cheaper, less labor intensive types of window being used instead. An interest in conserving historical styles of architecture has recently revived the demand for sash windows, however. Sash windows today use all the latest technology, but retain the elegance and functionality of traditional sashes, and preserve the historic style of the older houses.

Although some building owners have been forced to slash their rent and sales prices by around twenty percent during the economic downturn, new overseas interest in development is likely to stay strong as the economy recovers due to the large tax break offered by the government for foreign investors.

CB Richard Ellis plans to release a study during the latter part of January that shows around 73% of all rent desk space that was purchased in the central London sector over 2009 was the result of interest by foreign investors.

Over the past ten years cumulatively a much lower figure of 49% of sales came from foreign investors. In fact, one of the reasons that the London market did not collapse last year according to property experts is because of the near £5bn that came from foreign investors.

One of the largest foreign investments of last year was the purchase of the HSBC Canary Wharf tower by the Korean national Pension Service. The acquisition totaled £772.5m. It is also speculated that an additional £3bn was spent on the purchase of the US embassy by Qatari Diar although the true value was not released by the companies involved in the transaction.

London West End Tops Most Expensive Office List

London West End has topped the list of most expensive offices once more. Tokyo’s Inner Central District, which stood first last time, has once more been pushed to second place in the latest survey of global rentals rates.

London emerged as the most expensive rental market in the survey sponsored by CB Richard Ellis. The average rent demanded by property dealers here for prime desk space is around $186 per sq ft. Tokyo follows with average rent of $173 per sq ft, while the Outer Circle of Tokyo’s rent hovers at $138 per sq ft. The Central Business District of Hong Kong also matched these rental figures. Moscow, with an average rent of $132 per sq ft, came next in the list.

Across the 179 markets studied, office space rentals were seen to have dropped by 8%. 50 of these markets reported double digits decline when year-on-year averages were calculated. However, market predictions for the real estate sector in the UK are very positive, with predictions being made of a huge property boom in coming years.

Several established markets have been significantly impacted by the recessive trends. These include Midtown New York, Singapore, Kiev Ukraine and Abu Dhabi.

Speaking about these statistics, Raymond Torto, Global Chief Economist at Richard Ellis, affirmed that improvement in the markets is definitely being recorded even though actual property values have not yet risen to match rentals. Torto is very hopeful for the future of the sector as a whole in this post-recession period.
