London West End Tops Most Expensive Office List

London West End has topped the list of most expensive offices once more. Tokyo’s Inner Central District, which stood first last time, has once more been pushed to second place in the latest survey of global rentals rates.

London emerged as the most expensive rental market in the survey sponsored by CB Richard Ellis. The average rent demanded by property dealers here for prime desk space is around $186 per sq ft. Tokyo follows with average rent of $173 per sq ft, while the Outer Circle of Tokyo’s rent hovers at $138 per sq ft. The Central Business District of Hong Kong also matched these rental figures. Moscow, with an average rent of $132 per sq ft, came next in the list.

Across the 179 markets studied, office space rentals were seen to have dropped by 8%. 50 of these markets reported double digits decline when year-on-year averages were calculated. However, market predictions for the real estate sector in the UK are very positive, with predictions being made of a huge property boom in coming years.

Several established markets have been significantly impacted by the recessive trends. These include Midtown New York, Singapore, Kiev Ukraine and Abu Dhabi.

Speaking about these statistics, Raymond Torto, Global Chief Economist at Richard Ellis, affirmed that improvement in the markets is definitely being recorded even though actual property values have not yet risen to match rentals. Torto is very hopeful for the future of the sector as a whole in this post-recession period.

Green Buildings Available for Rent on the Queen’s Lancashire Estates

The conversion of farm buildings to office complexes on the Queen’s Duchy of Lancashire has recently been completed, announced the estate managers of the Duchy. The farm buildings now house over 7,000 sq ft of shared offices spread across six units on the Whitewell Estate at Dunsop Bridge.

The Root Hill Estate Yard, which houses the entire complex, is a scenic location inside the Forest of Bowland Area of Outstanding Natural Beauty, making it unique in terms of its location as an office space. The rentals have currently been set at £10 per sq ft of space.

The first tenants to move into the property will be ANOB, which is part of the Lancashire County Council. They will be moving in from their current premises at Preston city centre, which they are due to vacate shortly. They will take up 1,500 sq ft in the buildings whose renovation was undertaken by Fylde Interiors of Lytham. The architects of the project were Duncan Isherwood of Clitheroe.

In undertaking renovation of the existing structures, care has been taken to ensure aesthetic and structural integrity of the buildings. Features such as roof trusses and panelled walls have been retained to give the place an original finish, while eco-friendly materials such as British sheep’s wool have been used for insulation in place of the conventional glass fibre. Heating is also provided by means of a wood burning stove and a heat pump system that drives hot air through the buildings.

Managing agents of Duchy Smiths Gore’s Mark Fogden said that the new office space is unique and picturesque and provides a radical new approach to the way buildings can be reused and converted in a sustainable and eco-friendly manner. He added that the location is unique and it will serve as an attraction to many due to its unconventional surroundings and structure.

New Co-op Headquarters Given Green Signal by Manchester

To reinforce this message, the city council has recently given a go-ahead for a new office complex as the HQ for the new co-operative. The site is on Miller Street, and faces the Co-operative Insurance tower, which has been a major city landmark for the better part of a generation.

Peter Marks, chief executive of the council, is very positive about the outcome of the new building, which will be active by 2012. His enthusiasm about the new project is notable and he believes that it will be a major success.

The building will be built according to BREEAM standards, and the atrium in the centre, which is the showpiece of the design, is environmentally sustainable. It will have unique design and functionality and will be located in the 15 storey, 20 acre complex.

Once completed, the building will feature open plan desk space measuring 330,000 sq ft. with an interesting work environment. The Leader of the Council, Sir Richard Leese defines this development as a sign of commitment of the city Council towards the development of Manchester as a prime city to do business in. He hopes that on completion, the building, which can easily accommodate the staff needs of the council for a number of years to come, will be of benefit to the city as well.

Grade A office space in Manchester is seeing a massive oversupply. More than 3.9 million sq ft of office space is still waiting to be let, of which, GVA Grimley reports, around 1,100,000 sq ft is grade A.

Moreover, 250,000 sq ft has been fed back into the market as many companies have opted out of their lease agreements, and due to some normal contract closures.

Adding to the woes of the real estate companies is the steep fall in the price level due to an excess supply. Most analysts believe that landlords would soon be getting much lesser than the present level of £30 per sq ft. With another 300,000 sq ft of grade “A” Manchester office space to be added by the end of this year and another 135,000 sq ft in 2010, the price is all set to take a plunge.

According to CoStar, a well-known agent, it has been able to rent less than 150,000 sq ft of their desk space, which means that demand has fallen by almost 58% from the past year. CoStar also says that enquiries have completely vanished from the market, which means that the demand is not likely to make a comeback anytime soon.

Because of the tough economic situations, when the entire world is gripped by a slowdown, achieving the previous highs of demand touched last year and in 2004 seems next to impossible.
